Rent in Adelaide vs Melbourne: the 2026 reversal

Here is the change most people miss. For years the shorthand was simple: Adelaide cheap, Melbourne dear. On house rents that is no longer true. In the March 2026 quarter, Adelaide houses hit a record $640 a week while Melbourne houses sat at $590. Adelaide is now $50 a week more expensive to rent a house.

Units tell the opposite story, which is where Adelaide keeps its edge. Adelaide units are $550 a week against Melbourne’s $600.
